Develop a Culture of Service

I wrote this after clients complained of poor service with one of our vendors:

If you are in a customer/client based company the most important thing to emphasize in the day to day operations would be service. Unfortunately, a lot of companies overlook this very simple concept. Actually, many think first about monetary gains and second about the customer/client. Putting the dollar in front of the service is the equivalent of putting the cart before the horse. It's a losing equation for all parties. The company, while they may see short-term profits, will never retain long-term loyalty, and the client gets poor service and has a bad experience. Developing a culture of service should be the highest priority for any company or entrepreneur that wants to stand the test of time. The only way to differentiate, create loyalty, and ensure you have made a good first and last impression on every customer/client that you deal with are to put that individuals needs above your own. When the customer service that you render is of the highest quality there will be no shortage of money flowing in.

I'm not going to read hundreds of pages of business plans, financial statements, and other items sent to me without compensation. It just takes way too long to study that many pages. I'll do 30 minutes free and then it's $1,000 an hour.

The most successful whom I fund meet me in San Francisco at Alioto's Restaurant on Fisherman's Wharf, or either BJ’s Restaurant or Vic Stewart’s Restaurant in Brentwood, and buy me lunch or dinner.

Some choose to pay me a fee of $10,000 a month. They are treated as VIP’s, receive extended business hours, priority on all calls or visits, and have the amount in fees credited back against commissions.

I’m not in the fee business and I’m not in the work for free business either. Too many want me to hold them by the hand and I won’t do it without fair compensation, which is credited against commissions at successful funding.

The Bible states in I Timothy 5:18b that "The laborer is worthy of his wages."

The minimum loan I fund is usually $3million. There is no maximum limit. The commission paid is up to the client.

Some pay a combination of commission and equity. Recently, one offered 5% commission and 3% equity, another offered 4% commission and 6% equity, another offered 5% commission and no equity. If you’re fair we proceed, if not I pass.

It takes me, on average, 33 hours of pure uninterrupted time to fund a transaction. I have about 2,000 hours available to fund loans so that means I can possibly fund 60 loans a year or about five loans a month. That’s it. I don’t work 24/7 unless you pay me a fee for service. I sleep, on average five hours a night, that means I have 19 hours in my day six days a week. Sunday is for worship and family - NO EXCEPTIONS! DON’T EVEN ASK!

I vacation a few weeks every year. VIP’s have access - all others…

$450Million Cement Plant Loan Approved Vietnam

I have been funding since July 1, 1999. This approval stunned me today May 23, 2017. Here's why: the prospective client had been trying to obtain funding since September 2015. He had put $22million of his own money in the projects and "only" had $10million remaining. His country's government would not allow him to move the funds out of his country.

I met with the prospective client's representative in Brentwood CA for a couple of hours. I prepared a complete narrative and appeal letter. To my surprise I received this:

"I believe I may have seen this Vietnam Cement deal while the Borrower was shopping the transaction.

Obviously I am interested in any deal in South East Asia and would like to move forward aggressively.

This transaction is at the very top of our financial comfort level and I am Not quite sure how that additional $10Million USD-------- stuck in Vietnam plays into this deal. Can we use part (50%) or all of the money as potential equity in the deal?

REGARDLESS------WE WOULD HAVE TO DIVIDE THIS DEAL INTO 3 PHASES OF $150.0 MILLION USD EACH FOR A TOTAL LOAN OF $450.0 MILLION USD COVERING THE CONSTRUCTION; 24 MONTHS OF INTEREST RESERVES (NO LOAN PAYMENTS); CONSTRUCTION RESERVE FOR 12 MONTHS AND ALL CLOSING COSTS AND FEES.

Our fees are normally based on some number depending on risk evaluation of------------ 1/10 of One Percent of the gross loan amount. But in this case that would mean $450,000.00 USD which is unacceptable to Us and probably the client!

I WILL AGGRESSIVELY DISCOUNT OUR FEES TO----------- $165,000.00 USD with 60% due at the signing of our Loan Commitment upfront and the balance due------------ 25% in Cash at the Site Visit in Vietnam;------------ and the balance due within 72 hours after the Site Visit. The quoted upfront fees do Not include Business Class Airfare or First Class Junior Suite Hotels in Vietnam and other incidental expenses.

I would be honored to make a Gross Loan Offer of -----$450.0 Million USD at 3.75% for 20+ years or more; plus our 24 months of Stabilization Interest Only component at 3.75% (No Loan Payments); and all closing costs and fees.

25% is paid in about 45 days with the balance in about 90 days. Interest rates are 4% fixed. The term is determined by the scope of the project and is negotiated with the funder.

What if for some unforeseen reason I don’t fund - am I out the down payment?

This is written into the Letter of Intent (LOI) for a $10million approval we received this week:

  • If for some unforeseen reason this loan does not close within 150 days the loan commitment fees will be refunded back to the borrower in full.

These programs can be problematic?

I agree. It's a process that's taken us three years to refine.

We've funded two, received a LOI Thursday evening, May 11th for a third, and received a fourth Monday morning, May 15th. I expect six more applications by month end and 60 for 2017.

So the 5% are levered up, being either collateralized or gone completely?

The 5% funds pay for the instrument that is monetized to generate the amount requested. There are three parties to a loan funding in this program: the bank that provides the leased instrument, the monetizer, and the bank that provides the funding.

The whole process takes time and is determined by the size of the loan. The minimum funding is 60 to 90 banking days for a $3million loan and one proposal I have is for $10million and is cited above. Cost: $500,000 upfront for Investment Banking and Due Diligence Fees +2% for Cash Flow Specialists, Inc. and 4% to 7% for the Boutique Investment Bank, upon successful funding.

Program funding takes 4-8 months on average depending on deal size.

This Boutique Firm has a network of investors with past deals that trust in their valuation, preparation, and strategic planning. It will be easier to attain financing this way.

We also offer you the option as the client, to reserve Gold Assets and allocate funds towards them (30% same as GBB) to use as collateral.

If you do not wish to reserve Gold Assets, we can also wrap the entire debt/equity deal with a portfolio of Life Settlement Contracts that come with guaranteed exit by maturity. This in turn retires practically all of the debt.

Project Funding from $50 Million to $250 Million – Unique Program

Project funding from $50 Million to $250 Million. Funds secured by a bond that is structured with our legal team as a Reg-144-A, which contains a 1:3 collateral ratio (plus life settlement portfolio if needed for additional security).

  • The costs are starting at 2%. Minimum cash required is $1M. In addition there is a 1% fee to Cash Flow Specialists, Inc., Joseph P. Tufo President. If clients want to obtain a refund of that initial deposit, they will need to put up an extra 50% (which adds a Senior Life Settlement Policy). Funds can be recovered within 5-6 years upon the event of the policyholder's death, which is typically assigned to the depositor at the time of closing. Or our principals, upon a successful closing of the bond, would come in and buy back the policy, on top of the balance to refund the sum of 50% more than the deposit.
  • The model requires 30% of all funds raised to go towards the mines as a leasing cost for putting up 3 x collateral. I.E. $100 M bond offer would net the business 60%, where 30% would go to mining operations and 10% set aside as a sinking fund. These are the best vehicles.
  • Closing fees can range from 4% to 6% (with high-end brokers) at which point we add 1% in the back for consultants and additional brokerage associates, and 1% for Cash Flow Specialists, Inc.

As we begin mining, the principals will put aside Gold in secured vaults as backup collateral in the event of default. Typically, by a 3-4 year mark, we should have enough collateral to cover the bond in its entirety. This is what makes the bond model unique and successful. The international broker houses that we spoke with have demonstrated to us their capacity to sell the bond, and they have successfully closed several stand-alone Gold Mining Bonds in the past.

Being that this model is truly unique and advantageous, they were very enthusiastic and looking forward to working with us based on the structure itself.

The CFSI network of sources are versed in a wide variety of financing programs, including equity fundraising for solar startups, construction financing for power plant development, PPA origination, energy asset acquisitions and power billing programs.

Our network includes Lender/Investor underwriting groups that can provide creative financial solutions, in addition to working with major commercial banks, multilateral institutions, and export credit agencies. On the equity side, our network includes strategic and financial investors looking for investment opportunities for greenfield and/or developed projects in the energy, power, and infrastructure sectors.

Also, one of our sources has several institutional investors that represent a combined $30 Billion in funds earmarked for Solar, Wind and other Renewable Energy projects.

Our Lenders and Lender/Investor underwriting sources prefer that a Client have at least 10% in cash invested in the project already or proof they have it available to invest. Otherwise, our sources may be able to bootstrap the financing of the project with a combination of senior debt financing, debt financing and equity capital, Sale-Lease Back Financing, Joint Venture Financing, or our sources may be able to arrange financing for your energy project based on your Power Purchase Agreement (PPA) and/or the creation of Industrial Development Revenue Bonds.
