Here is a reminder of what I look for in a deal…but more specifically the REAL ESTATE. I think that is a big determining factor in all our deals we make here.

 

WHAT WE FUND: CONSOLIDATE --- (multiple Advances); LOW CREDIT ; Balloon Payment coming up; Act as a Bridge Loan -Collateralized by Real Estate.

 

REVENUE Requirements: 25K or greater in monthly deposits. WE FUND 2X times Monthly Revenue: min loan 50K- max 2MM

 

REAL ESTATE:

- Is it Residential, Commercial, or Land?

- Urban/or Rural ?

- What is the Value?

- Do you have an appraisal?

- What is the debt on the property?

 

 

REMEMBER: The usable NET EQUITY is calculated conservatively:

 

VALUE (.65 LTV) – DEBT = Useable Net Equity** (LTV subject to change in underwriting between 60-75%)

We will come in Senior/Subordinate position on the property (Debt to Value need to satisfy underwriting)

 

The LTV can range from 60% to 75% depending on property type and lien position**

CFSI has national, private bridge loan lenders available to meet our Clients needs. They specialize in creative short-term bridge loan solutions for qualified Clients who have an urgent need for funding in the range from $1M to $50M. These solutions enable Clients to take advantage of opportunities requiring immediate turnaround and are developed exclusively for those seeking alternatives to conventional bank loans.

Most of these unique bridge loan lenders have experience in real estate acquisitions, investments, management and development. This background gives them the expertise to underwrite and quickly assess complex opportunities and non-conventional situations in order to deliver a fast closing. Our lending sources respect time constraints and their goal is to respond quickly to loan requests andfund inquiries within 30 days of the receipt of an executed Letter of Interest.

One of our bridge loan lending sources has an underwriting philosophy that is driven by the formulation of exit strategies for their investment. As a result, they will really consider the "story" of the potential transaction. In effect, this frees them and the Client from the constraints of inflexible, underwriting that is driven merely by rigid formulas. If the lender can develop a comfort level that the Client can take them out at loan maturity, they will underwrite up to 90% financing, dependent upon the situation and property type.

As long as your opportunity makes sound economic sense, we have funding sources available to help provide you a needed short-term Bridge Loan.

Bridge Loan Financing

Bridge loans are loans used for a short duration of time until permanent financing is secured or the collateral is sold. Bridge loans are a perfect solution to immediately capitalize on a timely acquisition or business opportunity because they allow Clients to act quickly. These loans can be used for acquisition, buy-outs, foreclosures, cash out and construction purposes. It is a form of short-term financing made for 1 month to 12 months (extensions are possible; up to 36 months, with extension options incorporating rate step-ups and extension fees). This allows the Client the time to obtain more permanent and lower cost financing.

We are regarded as an "added-value" broker, working to serve the best interests of all parties concerned. We can provide our clients with assistance to minimize cash flow risk and provide funds at the lowest possible financing cost.

Bridge Loan Rate The rate on a bridge loan will vary (most bridge loans are at a floating rate over Prime or LIBOR) but as you would expect, "the higher the leverage employed, the higher the rate will be." Our lenders can tailor the loan terms to the specifics of each transaction, dependent upon property type, cash flow predictability, rollover, sponsorship, loan-to-value, debt service coverage, nature of the security interest, and potential exit strategies.

This is for current owners of in-ground and out of ground mineral reserves to provide financing leverage against these assets.

Assets that are able to be funded include:

- Precious metals (Gold, platinum, copper, silver, etc)

- Energy (Oil, Gas, Coal, etc)

- Producing and non-producing assets

- Minerals or metals located in a secure location or bonded warehouse

Also, other Asset-Based collateral (potential value) that can be used for loan purposes include:

Business Based: Accounts receivable, aerospace leases, Bankruptcy Chapter 11, Bankruptcy receivables, Commercial contracts, Commercial deficiency portfolios, Commercial leases, Construction receivables, Equipment leases, Equipment timeshares, International receivable, Letter of Credit, Medical receivables, Partnership agreements, Purchase orders, Sports contracts, Trade acceptance drafts, Vendor carry-back paper, and Warehouse inventory lines. Contingency Based: Commercial judgments, Commissions, Consumer judgments, Corporate charitable contributions, Franchise fees, License fees, Royalty payments (including mineral rights fees), and Sales revenue. Government Based: Farm contracts and conservation reserve payments, Lottery winnings, and Tax refunds. Insurance Based: Annuities, Casino winnings, corporate retirement plans, Funeral purchase assignments, Life settlements, Prizes and awards, and structured settlements and class action awards.

Asset-Based Loan Terms

LOAN AMOUNT RANGE: $1M to $100M.

TIMING: Loan decisions can typically be made soon after the receipt of the required items and documentation needed by underwriting; after loan approval and depending on the attorney's time to draw up the loan agreement/contract, funding can occur within 3 to 7 days thereafter.

LOAN TERM: 6 to 12 months or longer

LOAN TO VALUE: 30% to 90%, depending on the asset/collateral.

Terms: The funding parameters, specific terms, timing, and costs will be based on the business analysis and overall risk assessment and strength of the project and the Principals. Since our sources are very competitive, the Principals' project will receive the rate and terms that it deserves.

A Dose of Reality – The Cost of Raising Capital – Your Project Must Support the Numbers

Raising capital is one of the most difficult challenges faced by today’s entrepreneurs. Tier-1 banks prefer low risk projects, such as 50% or more pre-sales on large urban real restate developments and low loan-to-value ratios. The next tier of lenders we deal with is serviced by many players, including private lenders, lower tier commercial banks, financing companies, investments banks, mortgage bankers, family offices and a variety of small to large hard money lenders.

These lenders are willing to take a higher risk, and expect higher growth and returns. They are also in the business of being picky, and turn down many opportunities. The cost of their capital is typically from 4% to 12% for debt loans, and they often add 1 to 3 lender points, plus there are agent fees. So the question is simple: When you run the numbers through your P&L projections can your project support realistic financing costs to get it off the ground? A common mistake we see among clients is under estimating the total cost of capital for their project. Don’t assume you will receive capital at 5% total cost if your project doesn’t meet the lower risk requirements to secure it. Being realistic will save a lot of time and heartaches.
